Dublin’s The Dawson Hotel brought to market at €17m

UK: Real estate advisor CBRE is overseeing the sale of The Dawson Hotel in Dublin, which is being offered for sale from €17.5 million by private treaty.

The Dawson Hotel has 36 bedrooms which are currently closed, providing the potential for refurbishment. Subject to planning permission, room count could be increased to 44 or 62. 

Food and beverage facilities, totalling around 972 square metres, are located on the ground floor within two outlets. The Dawson previously housed the La Stampa fine dining restaurant and Sam’s bar. 

CBRE has highlighted the investment potential to reposition the four-star property as an upper upscale and luxury hotel.

Alexandra Sheeran, associate director for CBRE Ireland, said: “The sale of The Dawson Hotel offers both Irish and international investors an exclusive and high-profile property on one of Dublin’s trendiest and most vibrant streets. The asset is unbranded, providing operational flexibility for parties. There is also scope to almost double the existing room count, subject to securing planning permission.”

The hotel is located in the centre of Dublin’s main business, shopping, and tourist areas such as Grafton Street, Trinity College, and the Guinness Storehouse. Major conference and event venues including the Convention Centre Dublin (CCD), the 3 Arena, the Bord Gais Energy Theatre and more, are also close by.
