Boutique hotel occupancy outpaces all U.S. hotels

Interest in the development of the boutique hotel product is justified by continued solid performance

Aug 28, 2023

Boutique hotels are maintaining high occupancy rates and favorable Average Daily Rates (ADRs). According to The Highland Group's Boutique Hotels: Mid-Year 2023 report, these hotels collectively improved across all performance indicators up until June.

Key takeaways

  • Lifestyle upper-upscale and independent luxury hotels had slightly lower ADRs compared to the same period the previous year;
  • The most significant increases in Revenue per Available Room (RevPAR) were observed in the LS upscale-upper midscale and soft brand upper-upscale category;
  • As of mid-year 2023, boutique hotels had higher occupancy rates than all other U.S. hotels. However, their ADR, RevPAR, and revenues were lower compared to mid-year 2022.
